Generally, most of the loans that we process carry an 8% to 15% annual interest rate. Your investment is secured by a Trust Deed and Promissory Note on the property being used as collateral. All loans carry title insurance and recent appraisals. We handle the complete servicing of each loan.

 

All trust deed loans are approved investments for IRAs. We do all the paperwork and base our loans mostly on equity. The worse off the borrowing situation, the more equity we will require.

If the borrower defaults on the loan, what do we do?

 

1. Our experienced team of retired bankers will evaluate all risk factors before we make any loan. 

  • In general, for residential, we loan up to 70% LTV

  • For apartments, mixed-use properties, and warehouses, we loan up to 65% LTV

  • For commercial buildings, hotels, and motels, we loan up to 50% LTV

 

2. If the borrower does have a problem paying back the loan, we can:

Our default rate is extremely low; however, we constantly adjust the LTV ratio depending on market conditions and location.

a. Help the borrower sell the property

 

b. Foreclose the property and have our strategic partners acquire the property and add value to sell or hold it as an investment.
